USDA Manufactured Housing

General Eligibility Requirements
- 580 minimum qualifying credit score
- Property must be located in an eligible rural area
- Manufactured home must be less than 12 months old, never occupied, and must include the site. The date of the purchase agreement must be written within one year of the manufactured date displayed on the plate attached to the unit.

Manufactured Home requirements:
- Purchase of a new unit or existing manufactured home must meet all HUD requirements.

Purchase of an existing Unit and site must have a manufactured date that is within 20 years from the date of the loan closing and meets or exceeds the FMHCSS as evidenced by both an affixed HUD Certification label and HUD Data Plate. Alternative documentation:
- Institute for Building Technology and Safety (IBTS) certification, or
- In-Plant Primary Inspection Agency (IPIA) of the Manufacturer.
